They usually lead with a specific door and a deadline. Your job: capture details, show you speak their language, and lock a site visit or service window.

"Thanks for calling [shop]. I can help with that. Is this a sectional door, rolling steel, or a dock door? … And is it down right now, or running with issues?"

Then the questions that make you sound like you've done this before:

"We can have a tech on site between [window] tomorrow. I'll get the work order over to you today with our insurance info. And if it helps, we can put the property on a schedule so you're not calling us door by door — happy to walk you through that after we fix this one."

Script 2: Outbound Pitch to a Property Manager or Facility

Cold, so keep it under 60 seconds and make it about their headaches: tenant complaints, doors stuck open overnight, liability.

"Morning, [name] — this is [you] from [shop]. We take care of overhead doors for [a similar property type] here in [area]. Quick question: when a door goes down at one of your properties, who do you call, and how fast do they show up?"

Listen. Whatever they say, the pivot is:

"Fair. The reason property managers use us: we answer 24/7, we document every call and every visit with photos and invoices you can forward, and we can look at all your doors on a maintenance schedule so tenants stop being your alarm system. Worth a 15-minute walkthrough of one property? No charge, and you'll get a written condition report either way."

If they push back on price:

"Totally fair. Most managers find one avoided after-hours emergency call pays for months of the plan. But start with the free condition report — if the doors are in great shape, I'll tell you that too."

Script 3: The Warehouse / Dock Door Call

Downtime is the whole conversation here. A dock door down can stop trucks from loading.

"Is the door down completely, or partially working? … Do you have other docks you can shift to, or is this stopping shipping?"

If it's stopping shipping, say it plainly:

"Then this is an emergency call for us. We can have someone there between [window] today. While I have you — what's the door? Rolling steel, sectional, high-speed? Any idea on width? … Good, that tells the tech what to load on the truck."

Script 4: The Maintenance-Contract Ask

Best made right after a successful repair, while you're the hero.

"While we've got the door apart — this one's fine now, but the springs are original and the other doors on the property are the same age. We service [similar property] on a quarterly plan: we inspect every door, handle small adjustments on the spot, and you get priority dispatch when something does break. It runs [your pricing]. Want me to put together a one-page proposal for the property?"
